In fact there have been so many of these types of shows on television over the past few years that I’d be worried if you hadn’t watched at least one. They’re ok to watch. But who do they cater to? The problem for us as property investors, with the focus of these shows being on home owner renovations is the lack of consideration for the spend vs. value aspect. As property investors, our primary aim when renovating is (or should be) the consideration of what it costs us versus what we can sell/rent/revalue the property for while avoiding over-capitalising.

Most investors who do the renovations usually do the designing themselves in order not to spend on a designer. That is if the designer is that bad to eat all of your budget. The downside, however, is that you are depriving yourself of all the professional help you need in order to hasten the process of selling a house, which is also quite similar with how some people would hire real estate agents to represent them.

Taking into consideration the end user for this property (a renter or a purchaser), decide how you are going to make your improvements. If your end user is a home buyer in a nice suburb, then your choices will be different to if it’s a renter in a lower socio-economic suburb. You must always keep the end user in mind, but make sure you still keep the design simple. Give the buyer or tenant a blank canvas to add their own flare to.

Buying Spanish Property: the Legal System Explained

So youve found your dream holiday home, arranged your mortgage in Spain and are now ready to complete the purchase


Buying property in Spain is highly regulated. The best thing you can do to protect yourself and your money is to hire an English-speaking lawyer or legal counsel to help you during the purchase and negotiation. You will want to make sure that the Spanish property you are purchasing is free of restrictive clauses and debts.


The legal process for buying a Spanish property falls into two different categories. The first legal document is the preliminary contract, known as Contrato privado de compraventa, and the second is the completion contract, known as Escritura de compraventa.


There should be a preliminary private sales contract signed once you have both agreed on a purchase price. Before this Contrato privado de compraventa has been signed, however, the vendor needs to be able to provide proof that he or she owns the property, and that it is free of any charges. It is Spanish law to charge all outstanding debts to the actual property, and any remaining debt would be the new owner’s responsibility. Nota Simple documents were developed to validate if a property has an outstanding debts.

The preliminary sales contract will be drawn up to contain all of the necessary details including the date of completion, the purchase price and the description of the property. A 5% to 15% deposit of the final purchase price will be required. These funds will be held for you in a bonded client account. A person would theoretically be able to sign the initial sales contract without a deposit, but it isn’t necessarily a good idea.


The Escritura de compraventa stage, is the second or final contract stage. The purchaser will be required to pay the balance of the purchase price and all fees on the date of completion. In front of a Notary Public the buyer will receive the deed of conveyance which is known as escritura in Spain. To make this legal, a copy of the dded must get to a tax office, and then sent to a property registry. If you are in Spain, a Notary Public will be required as a witness on you deed of sale. Don’t just rely in that, though. You will want to have your own lawyer to keep your best interests foremost throughout the proceeeding.
